Andrew N. Menas, Chairman (retired)

Andrew Menas founded Menas Realty Company in San Diego, California in 1973. Through the years, both the community association industry and Menas Realty Company have grown tremendously. Andrew, as one of the pioneers of the Common Interest Development Industry was successful in surviving the many real estate cycles over the past 35 years. He graduated from Cornell University in 1963 with a degree in Hotel and Restaurant Administration. Andrew was a licensed real estate broker and achieved the designation of Certified Property Manager. His varied background included real estate property management, industrial and commercial leasing, consulting, marketing and income property sales. He managed mobile home parks, apartment buildings, industrial parks, retail shopping centers, condominiums, medical buildings, and high-rise condominium hotels. Before his retirement, he acted as an expert witness for the Standard of Care for homeowners association. Andrew was proud to share, for many years, his industry knowledge and experiences with his daughter, Julie Menas, who is now President of Menas Realty Company.

Julie Menas, President, CCAM, CMCA

Julie holds a Bachelor of Arts degree from California State University, Chico. When Julie joined Menas Realty in 1999, she brought extensive experience from the hotel industry where customer service is the number one priority. Today, as President, Julie continues to advocate this mind-set to all Menas Realty Company employees. Her ability to lead her team well comes from the fact that she walked in the shoes of her employees, as did her mentor, Andrew Menas. Julie holds the designations of Certified Manager of Community Associations (CMCA) through the Community Associations Institute (CAI) and Certified Community Association Manager (CCAM) through the California Association of Community Managers (CACM.) In addition to overseeing the operation of Menas Realty Company, Julie personally handles all acquisitions as well as assists builders with developing their communities before their first close of escrow.

Our Financial Team

Our Chief Financial Officer and Controller oversee our Financial Team which is comprised of Accounts Payable, Accounts Receivable, and Payroll. Our Accounts Payable Team efficiently processes checks twice per month to ensure that all invoices are paid on time. Any homeowner wishing to review their billing statement is welcome to contact our Accounts Receivable Team for one-on-one consultation. Our Payroll Team prides itself on promptly and accurately processing the payroll for Association employees.

Our Delinquency Team

Menas Realty Company is unique in having its own in-house Delinquency Department. By handling non-legal collection services in-house, we are able to save our clients hundreds of dollars per delinquent account and speed up the settlement process. We are proud of the hundreds of payment plans we have successfully created by working closely with our homeowners.

Our Management Team

Our Management Team is comprised of highly educated Community Managers and dedicated administrative personnel. With the support of our administrative staff, our Managers are able to focus their efforts on addressing the many challenging issues that arise with Common Interest Developments. Each of our Managers is assigned to a Senior Manager or supervisor who, in turn, reports to our Director of Managers. This system of mentoring fosters a supportive environment in which our managers thrive. Since its inception, Menas Realty Company has had an open-door policy for communication and support that still exists today. Our managers are certified through either The California Association of Community Managers (CACM) or The Community Associations Institute (CAI) and are encouraged to continue their education and obtain further designations at no personal cost.

Our Maintenance Team

Our Maintenance Team diligently coordinates all maintenance issues for each community. Our team issues work orders, follows up on their timely completion, and provides written status reports monthly. Our Maintenance Team is available at any time for immediate updates regarding maintenance issues. We ensure that all vendors are licensed through the State of California and carry the required insurance necessary to protect our associations.

Our Escrow Team

Our Escrow Team acts as a liaison between the homeowners' association and the escrow company so that transfers in ownership are processed as smoothly as possible. We provide the escrow company with the correct information concerning the association and the necessary documents that they need as quickly as possible.
